Villa Pats The following terms and conditions apply to the booking confirmation between the landlord of the holiday home “Villa Pats” and the tenant(s) through mediation by or on behalf of the landlord. They take effect once the tenant has received a booking confirmation via email.

1. Arrival and Departure

On the day of arrival, you can collect the key after 3:00 PM at Burgemeester van Poppelstraat 20, 5126VD Gilze, unless otherwise stated in the booking confirmation. Due to cleaning activities, early arrival is unfortunately not possible. If you arrive later than 3:00 PM, please notify us via SMS, WhatsApp, or phone. On the departure day, the key must be deposited in the mailbox at the front door of Burgemeester van Poppelstraat 20 by no later than 11:00 AM so that cleaning can take place. If the key is returned late, we are obliged to charge an additional booking day fee of €100, as this will delay the cleaning for the next guests. We ask for your understanding and cooperation.

A maximum of one vehicle may be parked at the rental accommodation. Additional vehicles must be parked elsewhere. Parking is always at your own risk. Villa Pats is not liable for any damage to your vehicle, such as vandalism, fire, or natural damage.

2. Return of Property, Deposit, and Damage

The property must be left tidy and clean. Furniture and kitchen inventory should be returned to their original places and be complete. If you discover any damage or deficiencies during your stay, please inform Villa Pats immediately so that necessary actions can be taken to minimize inconvenience for you and future guests. In case of damage, the landlord will contact the tenant directly to reach a satisfactory solution and arrange for compensation (possibly through liability insurance). Villa Pats will not be a party in this process.

3. Tenants

The stay of more or different persons in the holiday home than agreed upon in the booking confirmation, or exceeding the maximum number of occupants allowed for the accommodation, is strictly prohibited without permission from Villa Pats. This may result in the premature termination of the rental agreement without a refund of rental fees. Subletting or transferring the rental to others is strictly forbidden. The property may not be used for commercial purposes or as a party venue. Tenants must carry valid identification and present it upon request.

4. General House Rules

Failure to comply with one or more rules may result in eviction.

a. Smoking indoors is not allowed. b. Tents, campers, etc., may not be placed near the property. c. Open fires, fireworks, and fire pits near the property are strictly prohibited. Barbecuing is only allowed using existing barbecues provided with the house or electric grills. Stone grilling, gourmet, and fondue are not allowed inside the house. No grease or other stains should be left behind. d. To prevent blockages, flushing items that do not belong in a toilet is not permitted. e. Pets such as dogs and cats are not allowed. f. Causing a nuisance to neighbors, such as disregarding quiet hours or general behavioral rules (at the sole discretion of Villa Pats staff), may result in immediate termination of the rental agreement and expulsion without a refund. The use of audio equipment is allowed between 7:30 AM and 10:30 PM, provided it does not cause a disturbance. Silence is required between 10:30 PM and 7:30 AM to ensure neighbors can enjoy an undisturbed night’s rest. g. Garbage must be disposed of in designated bins. Bottles can be placed outside. h. Villa Pats is not liable for loss, theft, or damage. Do not leave money or valuables in the accommodation; use the safe in the closet if necessary. i. In case of theft, the police will be contacted immediately. j. Excessive alcohol consumption or drug use may result in eviction. k. Accessing prohibited websites is strictly forbidden. If such websites are visited, Villa Pats will report this to the police immediately or afterward.

5. Cancellation

You can cancel free of charge until 12:00, one day before arrival. After this time no refund is possible and 100% of the total amount will be charged.

6. Payment

Villa Pats is authorized by the landlord to receive rental payments. Your booking is only confirmed once the (deposit) payment has been credited to the bank account. If full payment has not been received by Villa Pats upon arrival, you will not be entitled to access the holiday home, and no key will be handed over.

7. Complaints

If you have a complaint about the holiday home or a service provided by Villa Pats, please report it to us immediately. You can contact us 24/7 by phone. In urgent cases, you may also contact Villa Pats at night via +31612901089. Villa Pats takes complaints seriously and will try to resolve them satisfactorily. If defects in the holiday home cannot be rectified within a reasonable time and significantly impact the tenant’s holiday experience, Villa Pats will consult with the landlord to determine if compensation is possible. Complaints raised only on the departure day or afterward cannot lead to claims.

9. Liability

The landlord (Villa Pats) is not responsible for accidents, theft, or damage to tenants or third parties in or near the holiday home. If the tenant demonstrably fails to meet contractual obligations or is guilty of gross negligence or intent, the tenant may be held liable by the landlord, provided the damage is not covered by the tenant’s insurance. In cases of force majeure, such as strikes, natural disasters, terrorist actions, fire, or extreme weather conditions that prevent the rental from continuing or starting, any paid amounts and lost vacation days will not be compensated. The tenant is liable for (the consequences of) accidents, damage, and theft in and around the property if they result from negligence, fault, or intent by the tenant or their acquaintances.

9. Disclaimer

Villa Pats strives to present the holiday home as clearly and honestly as possible on its websites and to keep this information up to date. However, if certain photos or descriptions do not match reality, no rights can be derived from them, and the agreement remains in force.
